Good location. Barabara waited for us as we have arrived bit late (checking is supposedly till 7pm we have arrived 8:30pm), gave us good information how to get around ... this prompted us to have a walk on same evening and following the recommended path we have incidentally "bumped into" the Pope - co-incidence but a very positive one ("Being in Rome and not seeing the Pope" had become an euphemism for missing the points).
If you read the reviews before you will see exactly what you should expect. It is true the rooms are below street level. We had a room looking into the street so we had to keep windows closed and curtains sealed for privacy but we could have / should have expected it and we didn't really care (i.e. not a real problem for a short stay - we didn't want to see Rome from window, we've walked like 10-15km each day). Some reviews say Barbara makes fresh pastries in the morning for breakfast, but it seems it is no longer true - having said so, fresh pastries were always delivered in the evening so they were there in the morning (i.e. not a problem really).

Barbara ( the owner) was really friendly and helpfuk. Great breakfast with free access to a nespresso machine all day! The location was ok but travellers coming in the upcoming months; note that the metro line to this area stops running at 9 pm due to construction work...

Close to the metro, the wide selection for breakfast.
Our room was at street level, so it was rather noisy. Ask for a room at the back.

Barbara and her partner were very kind and assured that we had a great stay. We certainly would go back.
The only downside was that they repaired the floor next door during the morning. However we were informed about the situation. When we were leaving the floor had been finished and looked a professional work had been done.

The hotel is very close to the San Giovanni metro station, making it convenient for getting around the city. The rooms are equipped with modern en-suite bathrooms, adding a touch of comfort to the stay. The staff, especially Dina, goes above and beyond to ensure a pleasant experience, providing fresh made coffee at breakfast.
All aspects of this hotel were satisfactory.

Firstly, we want to thank Ms.Barbara. She is very kind and considerate. We was sick when I lived there. She and the clearner gave us medicine and suggestion, as we have no idea about medical treatment in Italy at all. She made us feel easily. There is a nice self serve kitchen, which you can prepare your breakfast by ourselves, and it's free.
All the rooms in St.John are at the underground, and don't have good sunshine. Our room is small and the bath room is too small to take bath.

the host is very nice and helpful. the atmosphere is romantic! and it's free to use the kitchen any time.
it's quite expensive. and not easy to find at first as the building is not named st.john B&B.

I had a fantastic stay at this hotel. the location was perfect - very close to the subway and San Giovanni metro station, making it incredibly convenient for exploring the city. Secondly, the service and staff were exceptional. Dina, in particular, went above and beyond to ensure a great experience for all guests. Her freshly made coffee in the morning was a real treat. Lastly, the rooms were comfortable and modern, with a beautifully designed en-suite bathroom. This hotel truly exceeded my expectations.

The couple managing the b&b (Barbara and Sixto) are very friendly and helpful..The room when we arrived at Hotel was very clean and it was in a location with good transport .We had available a kitchenet with washing machine, coffee with various types of capsules (Capucine, coffee, decaffeinated coffee), tea bags fresh pastries, croissants, jams, juices, water milk, butter.... And have small but pleasant balcony..A Portable computer with free internet We felt like being at home
The building is under construction and the first impact is bad. The room was a bit dark because the window facing the street and since it is located on the ground floor, the window it must always be closed. .It was necessary daily room cleaning

This hotel was a great find! Within walking distance to all major Ancient Rome sights and very close to a metro stop. The room was super clean and well-equipped, with plenty of storage space. Breakfast was amazing; a wide range of fresh bakery, jams, nutella, yogurts, and coffee every morning. The staff were friendly and helpful, providing us with a map and guiding us on how to move around the city.
It was all superb.
